Somerset Hills III HOA

Our community has many walking trails throughout the neighborhood.

We share our neighborhood with all sorts of wildlife, including many deer and turkeys.

 Parking is only permitted in dedicated, widened parking pullouts.  This is especially important when we are expecting ice or snow.

You can review our complete CCR's here.  Below are a few day-to-day reminders:

• Please drive slowly on our narrow streets and keep your eye out for people, cars and animals.
• Trash cans must be stored near the house and out of view when possible.
• All new exterior improvements, including fences, decks and changes in paint color require HOA review and approval.   Our property boundaries are circles and the HOA must consider the nature, shape, height, materials, color, and location with regards to harmony of the external design with other surrounding structures. 

We enjoy common areas between our houses and along our trails.  A few friendly notes and reminders:

• Please help us keep these areas clean for everyone by picking up after pets.
• Use trails with caution; some areas can be slippery and some are steep.
• Before having a tree trimmed or removed, please contact the Board if you are not sure whether it stands in your parcel or within HOA common area. We can come out and measure for you. If you suspect a tree within the common area is dead or hazardous please contact us to have our arborist take a look. 
• If you notice a fallen tree, a dead animal, or something that needs Board attention please contact us.

Unfortunately crime is a part of living in a City. There are some simple steps we can take within our neighborhood to protect our families and property:

• Get to know your neighbors; neighbors who know each other look out for each other.
• Lock your doors and your cars. Don’t leave valuables in your cars.
• Don’t provide ‘crimes of opportunity’ - put away tools, bicycles, items of ‘value’.
• Report suspicious activity.
• Use caution when you’re out of town - leave a light on, reschedule deliveries, etc.
